Nice and peaceful here. Price low because no syndicated agents forming a cartel working hand in hand with the management distorting the market price and with the secrurity guards working as their eyes. Looking at Amadesa you can see the hawk eye agent actively hunting for the next victim with sweet promises but ended up contradictory. A few of my friends feel some agents are controling Amadesa hunting down the next victim. My advise buy Sri Lata since prices here are reasonable and there are no syndicated cartels operating here.

it can be a double sided sword to a certain extend, without agent, price of property is stay stagnant which is not good for owner, wait till kingdom come, property price still has not appreciate. if overprice, it's a burder for buyer.
best practice for agent is to sell base on market price ( with banker valuation ), that will be fair to buyer and seller.

property is like share, willing buyer and willing selller, no one can be force to sell and buy at a price one fancy. Grin

Willing buyer Willing seller is base on supply and demand which is open and fair just like in Sri Lata, here no one force u to buy or sell. But in AMADESA totally the opposite. The moment I put feet at the guardhouse I feel something not right and better piss off and with feedback from others agents you know what is the on going there - a monopoly game. The HBA critised the unholy alliance by the devolopers, banks and the valuers working working in collusion pushing the property to an exobitant level now. How can we trust those valuation reports and those hard selling agents in Amadesa selling fairy tales unless you are one of them. For me they are artist at work.

i play no role and have no interest in this . i repeat, no role.

artist or not, i could not be bothered as there is so many choices around, the world is not in desa petaling nor amadesa unless one have special interest/agenda with property in amadesa. Grin Grin Grin

Seller sell high buyer buy low.Agent is the best choice for to engage in this scene, they advice both. Your money you decide if you chose to buy or otherwise. Amadesa indeed a fairyland and not fairy tales. Grin
